I'm a big fan of the benches that double as storage -- everything from dresser space to a toy box.

Don't introduce bunk beds too early, or you'll have kids forgetting, rolling off the side to come to dinner and then going to the doctor's for stitches. (I got 3 when I was a kid.)

As the kids get older, you could also build a loft and let them sleep together down below where it's dark and play and hang out on top. I also like the self contained units that I had when I was in University. A bed with a desk built in underneath and a closet built in under the foot of the bed. Very practical for killing arguments about whose mess it is.

Bunk beds with a pull out bed underneath are another good way to go. It lets you put more furniture in the room, which comes in handy as the clothes and toys grow along with the kids.

My sister has a fairly small apartment, so she distributed the kids room with high beds. That way there is plenty of space under the beds for them to have their toys and play around. The beds are big enough so they will be able to use them well in their teens. The only "pain" is to change the sheets, but after some practice, is really easy to deal with that.
